What's the best piece of real estate advice anyone has ever given you?

A couple of things --
* Remember that Real Estate Agents are in it to make money. You have to know what your rights are and EXACTLY what should take place, or you could get taken advantage of.

*Fix small repairs because a buyer will always over estimate the fix price and want to negotiate the price of the house for them.

Location is very important.

Think about resale.

we are not know for making the the best real estate buys...but my advice is have a small of morgage as possible (no surprice coming from me!). we under bought this time and it turned out to be wise because John got a unexpected pay got cut of a few grand :( But we hardly noticed as are monthy expences are so low!

Not that we did it but we heard to buy what you can afford for a 15 year mortgage. Not sure if that's still good advice in this economy or not!

home is where the heart is. try to think long term. try to meet neighbors before you buy (we really like ours...) Plan for the worst and hope for the best (be conservative). Move slowly-its easy to make mistakes on big purchases as Kym mentioned.
